Home loan rates by lender
Choose your loan
Loan purpose. Owner Occupied is a home you'll live in. Investment is a property you'll rent out; lenders usually charge a little more for investment loans.
Repayment type. Principal and interest (P&I) repayments pay off the loan as well as the interest. Interest Only repayments cover just the interest for a set period, then rise when you start paying off the loan.
Loan-to-value ratio (LVR) is your loan as a percentage of the property's value. A $480,000 loan on a $600,000 home is 80% LVR. Above 80%, lenders usually add Lenders Mortgage Insurance (LMI), which isn't included in these rates.
Comparison rate adds most fees and charges to the interest rate, so it's a fairer way to compare loans that have different fees.
About these rates
- Rates are each lender's published rate for its basic home loan, checked every night.
- Owner Occupied, P&I, 60–80% LVR rates come straight from the lenders. The other loan types are estimates based on them.
- Agent rates are set by independent mortgage agents, not the lenders. Always confirm a rate and your eligibility with the lender or agent.

Comparison rate based on a $150,000 loan over 25 years — warning: this comparison rate is true only for this example and may not include all fees and charges. Fixed-rate comparison rates assume reversion to the lender's standard variable rate at term end, which is why some fixed comparison rates sit well above the fixed rate itself — expected ASIC methodology, not an error. Lenders Mortgage Insurance (LMI) typically applies above 80% LVR and isn't reflected in the rate shown. Interest-only figures show the rate during the IO period; repayments typically rise when the loan reverts to P&I. "—" means that lender doesn't publish that term. Rates sourced from each lender's own basic/no-frills product where one exists; package or offset products may price differently. Agent rates are set by independent mortgage agents, not the lenders. Always confirm the current rate and your eligibility directly with the lender or agent before relying on these figures.
